Is Byculla the next residential hub of Mumbai?

Mumbai has always been a coveted residential destination in India, with people from across the country moving to this city. The localities here have witnessed great infrastructural development and grown into thriving areas. Particularly, Parel, Worli, Mahalakshmi, etc. used to be huge clusters of mills, but now they are plush localities with premium residential and commercial complexes. Byculla is a neighbouring zone to these localities. With the nearby localities undergoing rapid development and filling up with inhabitants, Byculla seems like the next locality to become a residential hub. The wave of progression has already started expanding to Byculla.

It is evident that the neighbouring localities don’t have much space left for any further residential or infrastructural development. However, Byculla meets all the requirements to become a fully developed region with advanced infrastructure. Located between Western Suburbs, South Mumbai and the Harbour line, this locality already enjoys excellent connectivity to the rest of the city. One can easily get across to the business and industrial hubs for work. This is because a number of arterial roads pass close to Byculla, and the locality also enjoys excellent bus connectivity.

Once a cultural hub and the home to various influential families, Byculla is one of the oldest developed localities of Mumbai. As a result, the region enjoys a reliable social infrastructure with a number of reputed schools like St. Xavier’s, Queen Mary located within a close distance. Several good hospitals offer advanced healthcare facilities. The infrastructure in Byculla is perfect for the development of a residential hub. Once the wave of development reaches Byculla, it would become an excellent business hub as well. The area would offer a good market for various goods and services, which would make Byculla an alluring region for investors.

An important factor one should consider is the investment prospects in Byculla. Due to high demand and advanced infrastructure, the property prices have skyrocketed in the neighbouring localities. Buying both commercial and residential spaces is becoming too expensive in these regions. Properties in Byculla would however, be cheaper, which makes them a good option for investors. Byculla is expected to have a similarly steep rise in property prices like Parel, once the development shifts here. This implies that if you buy a home here now, you can sell it for a huge profit after a few years. All these factors make it evident that Byculla is about to become a major residential suburb.
